Private rental guests can now purchase Play Passes, book activities online 12 weeks prior to their stay, for guests to take full advantage of this we will register guests on receipt of deposit. Final balance will be due 6 weeks prior to your stay. A play pass gives access to swimming pool, entertainment venue, arcades, restaurant, bar, and onsite activities.

SWIMMING- guests can book up to 14 swim sessions for their break in advance, booking opens 4 weeks prior to your arrival date.

ACTIVITIES- Free and Paid for activities can be booked 12 weeks prior to your arrival date

RESTAURANTS - guests can either turn up and wait to be seated or you can pre book a table 12 weeks before you arrive.

ENTERTAINMENT- The entertainment venue now works on a first come first served basis. So just show your Play pass at the entrance, to enjoy the entertainment.
Play passes are required for children 4-15yrs and adults 16+ infants 0-3yrs old will not require a play pass, Please clearly state the ages of all children on the booking form.
Should you not wish to purchase Stay and Play passes, you can still access the restaurant and bar area, arcades, outdoor play areas.

Families can still enjoy the great outdoors with miles of sandy beaches, rock pooling, building sandcastles, cycling etc. You can still pick up all your essentials from the on site supermarket, treat yourself from the chip shop.

Our maximum number of guests is 5. We have 1 double room (2 guests). 1 Twin room ( 2guests) and a single bedroom (1 guest) Please make sure the number of beds we have will accommodate everyone in your party.

Welcome to our family run Pemberton Abingdon, 3 bedroom, Signature/Platinum graded lodge style holiday home with gated decking, located on a premium pitch on Seton Sands Holiday Village, offering picture postcard sea views. Full mains gas centrally heated and double glazed throughout, built to residential standards.
Where possible we will greet all guests on arrival, to make sure everything is to your liking.
This caravan is the perfect example of country classic chic, with its cool tones and crisp fabrics. From the minute you walk through the door it oozes tranquillity and offers a haven for those looking to chill out and relax.
This is a versatile caravan, offering the option of being open plan or closing off the lounge with bi-folding doors to create a cosier atmosphere.
The kitchen is fully equipped with all the usual pots, pans etc., along with an integrated frost free fridge freezer, full size cooker with electronic ignition, grill and oven, vented cooker hood, under cabinet lighting, we have installed an integrated slimline dishwasher, and washer dryer, coffee machine with a selection of pods, a multi-function croc pot and multi-function microwave. Tea towels and fairy liquid are included for your stay.

In the dining area there is a free standing table and chairs, overhead lighting and a large window giving lots of natural light.

The lounge has a two seater sofa, accent chair and matching storage ottoman, a cuddle chair, matching side tables with low light lamps and an electric flame effect fire suite with fireplace and mirror above. The TV unit with 32" Smart TV, DVD/Blu-ray player, along with a selection of DVDs and some board games for those special family moments or rainy days. French doors lead onto a gated decking - please note however, that the gate cannot be opened when doors are open, making it secure for younger guests. We supply throws and will cover the sofas for your arrival. We have free unlimited internet for our guests( this is mobile wifi, so we cannot guarentee speeds). Sky HD box offering free channels only, we have aRoku stick set to Guest mode so you can enter your dates, and stream all your favourite apps, should you have subscriptions at home.
As stated above, the lounge has bi-folding doors, which can be closed - a handy feature for when children are in bed.

The master bedroom has a double bed with 5cm memory foam cool flex topper, bedside cabinets with reading lights above, a wardrobe with hanging space and drawers, and an en-suite toilet with hand basin. Ultra luxury, hotel quality duvets and all bedding is supplied, with beds made up for your arrival.

The twin bedroom has overhead cupboards and shelving, a wardrobe with shelving and drawers, and a mirror above the radiator. There is also a night light in the bedroom for our younger guests. We have installed 19" free-vie Combi tv's in this room.

The single bedroom has overhead storage, shelving and hanging space, along with a desk and chair; great for an older child looking for their own space, we have installed a 19" free-view Combi tv into this room.

All bedrooms have safety windows, nets and blackout lined curtains; great for those lighter nights.

The hallway is carpeted and has a central heating radiator, recess and coat hooks, making this area so much warmer.

The family shower room has a double shower enclosure with thermostatically controlled shower, sliding shower door with magnetic strip, shelving units and little seat in the shower, along with a soap tray. There is a mirrored cabinet with soap dish and tumbler holder, a radiator and towel rail.

Please note that we supply soaps for the sinks and all bath and hand towels are included in the cost of your stay. A selection of individual shampoo, and shower gels are provided, handy for the swimming pool. Bath towels are for van use only, please bring beach or swimming pool towels with you.
We supply all cleaning products, starter toilet rolls, a Dyson vacuum, iron and ironing board. We also provide a hairdryer and hair straighteners, which can be found in the top drawer in the master bedroom.


Location
Seton Sands Holiday Village has something for all age groups. These include kids' clubs and a swimming pool with an 80ft side by side racing flume (height restriction may apply), pool parties, kayaking, water walkerz, turbo paddlers etc. There's also evening entertainment available with visiting live acts, Ranger activities, 9 hole golf course, sporting activities, amusements, beach, play parks, restaurant 'The Boatie Blest', a chip shop, launderette and mini market shop.

A bus stops outside the main gate (no. 26) taking you into Edinburgh, which takes roughly an hour to the city centre, should you wish to venture further afield for a little sightseeing. Plan a trip to Edinburgh Castle, Princess Street Gardens, hop on and off bus tours,
We have an information folder with instructions for appliances and places to visit, within the caravan.

Other places worth a visit close by include: East Links Family Park, Fox Lakes Adventures and the fabulous zip wire experience at Go Ape are at Glentress Forrest in Peebles; Dalkeith Country Park with it many stunning woodland and riverside walks and adventure playground.
Whether you decide to stay on park and take advantage of all the on site activities or venture off site, you will surely have an amazing time

We cannot accept guests pets, and have a strict no smoking or vaping policy within the caravan.

We are trying to simplify our booking process, we send all guests a booking form along with a set of our T&C. We fully appreciate that not everyone is able to print out or complete our registration form online, to simplify the process, you can now forward us

To achieve a family friendly atmosphere on park, we can only accept bookings from families and couples. We are not permitted to accept bookings from groups of young people, all-adult single sex groups, including hen or stag parties. Please when enquiring please state number of adults and children as our holiday home will sleep a family of up to 5 maximum. Please also note that Haven Seton Sands Holiday Village is for holiday purposes only, we cannot let to commercial businesses, representatives or staff working for them, should we be made aware that you have booked as a business we will have to cancel your booking. Should you have booked regardless without telling us, and are refused entry to the park, no refund will be issued in this situation. No branded vehicles will be permitted to enter the park.

I manage the caravan myself so I know that it is set the highest standards of cleanliness for all our guests. If you have any special requirements please let me know.
Our holiday home electric supply is not suitable for charging Electric Vehicles, please use the fast charging points within the main carpark.
Check in on first day from 3pm
Check out 10 am we ask all guests to adhere to these times to give us time to service the van for your stay.

A £100 deposit is payable at time of booking in the event of cancelation this is non refundable, the balance for your stay is due 6 weeks prior to your arrival day. The deposit is fully refundable 24hrs after departure, should the holiday home be left as found and sustain no stains, breakages or damage.

Should you wish to venture further afield a bus stops outside the main gate (no. 26) taking you into Edinburgh, which takes roughly an hour to the city centre. . A visit to Edinburgh Castle, Princess Street for its shopping, Museums, Galleries etc.

Beaches are directly opposite the park Gullane and Yellowcraigs Beach, the inspiration for Treasure Island, are approximately 15 mins drive from the park.

For the avid bird watcher why not visit Leven Hall Links, which provides a year round spectacle and the area is fast becoming Scotland's premier birdwatching site. you may be lucky to watch the seals on the rocks.

We are sited on a Registered Holiday Park therefore we are exempt from requiring a Short Term Letting License.
