A very warm welcome awaits you at our privately owned, luxurious, ADULT ONLY holiday caravan with panoramic sea views, at Church Point Holiday Park in Newbiggin by the Sea, Northumberland.

We have owned our beautiful caravan at Church Point Holiday Park from new.

Sleeps up to 4 adults over the age of 21.

Sorry, but NO CHILDREN allowed.

It is a 2016, 36’ x 12’ ABI Trieste caravan, which is a modern 4 berth static boasting full gas central heating and double glazing. It also comes with a large decking to the front and side, affording STUNNING, UNINTERRUPTED, PANORAMIC SEA VIEWS, with access to the beach next to our caravan.

We are situated in a prime, quiet position on the Park. We are sure you will enjoy watching the many sea birds, seals, dolphins, boats, fabulous seascapes, amazing sunrises and sunsets, and dark skies directly from our caravan. Whilst we cannot guarantee you will see dolphins as they are wild, you will have a great time spotting them. However, what we can absolutely guarantee are the fabulous sea views you will have from our caravan. If you are dreaming of getting away from it all to open space and fresh sea air, then you are definitely looking at the right page.

This being a quiet park, there is NO ENTERTAINMENT on site.

Our caravan offers an open plan layout. The spacious lounge has a large picture window giving full views of the seascape overlooking our decking. Within the lounge are two freestanding, two-seater sofas, accommodating 4 persons; wall-mounted flatscreen Freeview TV with built-in DVD player; inset, built-in gas fire; modern standard lamp; 2 radiators.

The fitted kitchen is comprised of ample cupboards, housing a full compliment of pans, crockery, glasses, utensils etc.; a larder cupboard for storing food; a full size gas cooker (brand new in 2024) with 4 ring hob and grill with extractor and light above; inset stainless steel sink unit; dishwasher; new microwave; kettle and toaster; radiator with towel rail above.

The dining area has a freestanding table and 4 chairs, with a modern light over.

Within the hallway you will find coat pegs to hang coats, and the central heating thermostat.

The bathroom has a spacious shower cubicle with thermostatic shower, a pedestal wash basin, low level WC, storage facility for toiletries, a mirror and ladder towel radiator with towel rail above.

The spacious master bedroom has a king size bed, built-in double wardrobe, bedside cabinets, bedside lighting, a chest of drawers with vanity unit above, a mirror, vanity stool, wall-mounted flat screen Freeview TV/DVD, a table lamp and radiator. A desktop fan is provided for your comfort in the warmer months to keep you nice an cool. A vacuum cleaner is stored in the main bedroom too, which guests have use of if they so wish.

The en-suite to master bedroom comprises a low level WC, cloakroom wash basin, shelving unit for toiletries, a mirror and radiator with towel rail above. There is also a cupboard housing the central heating boiler, supplying heating to all radiators and continuous hot water.

The twin bedroom has two single beds, a built-in wardrobe/open shelf area, a mirror and radiator.

Pillows, duvets and bed linen are provided, but please bring your own towels.

Outside we have a large wraparound, gated decking with superior sea views, along with 4 modern relaxing recliner lounger chairs and a 4 person outdoor bistro and table set. There is also a modern outdoor 2/3 person bench type seat. In addition, we have a private paving area where you are also welcome to sit and take in the views. There is nothing better than being able to sit out on the deck eating your breakfast, brunch, lunch, afternoon tea, evening meal and/or supper, or just a cup of tea and a beverage or two whilst being able to drink in that view!

We have environmentally friendly LED lighting fitted throughout the caravan and outside security lighting.

A complimentary welcome pack is provided too, with initial supplies of kitchen roll, toilet rolls, hand soap, dishwasher tabs and washing up liquid/cleaning cloth.

Please remember to bring your own toiletries.

Please note - we DO NOT provide an iron/ironing board or hairdryer.




Safety & Security

For your safety and peace of mind a fire extinguisher, fire blanket, first aid kit, smoke alarm and carbon monoxide sensor alarms are fitted.

Annual PAT testing is carried out for all freestanding electrical items.

An annual Gas Safety Certificate and 3 yearly Electrical Safety Certificate are displayed.




Bookings & Conditions

Our holiday home is privately owned by us, and, as such, we respectfully ask that you treat it with respect.

We hope to welcome you to our holiday home. We have many repeat customers who book year on year who have provided us with wonderful compliments. We are considerate hosts and can offer help and advice on the area and am happy to answer any questions you may have. Please contact us via the Contact Owner button above. We will be able to provide you with personalised pricing for your holiday.

There are no hidden fees to pay and no booking fees. The price we will quote you is the price you will pay.

We are happy to offer the following breaks:

3 nights from Friday to Monday
4 nights from Monday to Friday
7 nights from Friday to Friday or Monday to Monday

Minium stay is 3 nights – Maximum stay is 14 nights.

A non-refundable deposit of £100 is required to secure a booking, which will be deducted from the final balance.

The balance in full is to be paid 6 weeks prior to arrival. This will be detailed in your booking confirmation. Holidays booked less than 6 weeks prior to arrival, are to be paid in full at the time of booking, including the security bond as detailed below.

If the balance is not paid by the due date, we reserve the right to offer our caravan for re-hire and your full deposit will be retained.

Refundable Security Bond: £200 to be paid with the final balance. This will be refunded to the Lead Booker’s bank account by bank transfer within 5 days after your holiday provided there is no damage to the caravan/contents/nothing is missing. Damaged or missing items will be charged for and, if in excess of the damage bond, will be billed separately. Of course, should a small accidental breakage such as a glass or plate occur, then this will not result in a charge or withholding of your security bond provided you let us know before you depart or you are able to replace the said item.

Should you leave our caravan with any soiling or in a mess, expect some of the security bond to be withheld. A selection of cleaning equipment is provided should you wish to use it.

Guests must dispose of their rubbish in the bins provided on the park.

NO SMOKING OR VAPING allowed inside the caravan or on the decking. If any evidence of smoking is found, the hirer will be charged for a full valet and also for the period the caravan has to be closed whilst the process is in operation.

CHECK-IN anytime from 4pm. CHECK-OUT by 10am at the latest to allow our cleaner sufficient time to prepare the caravan for the next guests. A charge may be deducted from your security bond if you are late leaving.

The lead booker must be over 25 and all guests residing in the caravan must be the same as stated in the booking.

No more than 4 persons are permitted.

No stag or hen parties.

We are sorry, but our caravan is unsuitable for wheelchair use.

Unfortunately, we only accept adults.

One well-behaved dog is welcome, for which there is a fee of £35 (this is for additional cleaning). Please enquire before booking. No dangerous or banned breeds accepted, which now includes XL Bully's – these are our rules and Park rules. Dogs must not be left unattended in the caravan or allowed on the furniture or beds. Dogs must also be kept on a lead at all times when on the park. Dog waste must be disposed of in designated ‘dog waste’ bins which are located on the park.

Similar to any holiday bookings these days, we would recommend you taking out holiday insurance separately.

If I am prevented, due to situations beyond my control (e.g. fire, flood, damage, drought, heavy snow, frozen pipes on the Park or the interruption of utility supplies, closure of the park as instructed by the UK Government due to a pandemic) from putting the caravan at the disposal of the hirer, the hire charge shall be refunded in full, but the hirer shall have no further claim against myself. Alternatively, I can discuss with the hirer moving their holiday to an alternative date.

For security reasons, the precise pitch number will not be provided until a booking is confirmed and paid for in full. Key collection arrangements will be provided in good time before your arrival. Access to the park is secure and we will provide you with the appropriate details of how to access the park upon the balance being made in full.

All transactions will be via secure bank transfer and security bond refunds will be paid to the original payee of the booking.

We do not accept cheques.

Our caravan is privately owned and therefore is run and managed solely by us (not Parkdean Resorts) and you will therefore be dealing directly with us. We are verified as being an owner of this caravan via Direct Holiday Homes.





Important Notes

Car parking is in designated communal areas. At Church Point, NOBODY is permitted to park on the grass or next to their caravan. However, the parking area is just a short walk away from our caravan on a first come first served basis.

There is NO ENTERTAINMENT on site . Church Point is very unique in that it is mainly an owner site and is delightfully peaceful. If you are seeking on site entertainment, then Church Point is definitely not for you!

There is a small, unmanned launderette on site, operated by Parkdean Resorts, which is at your own cost/risk.

Electric and Hybrid Vehicles. There are NO charging facilities on site and it is STRICTLY PROHIBITED for electric vehicles to be charged from our caravan. The onus is on electric vehicle owners to seek out alternative charging facilities off site.

Church Point Holiday Park in Newbiggin by the Sea, Northumberland is a small, quiet park with NO ENTERTAINMENT on site. As such, Newbiggin is the perfect location, being completely uncommercialised, for a relaxing holiday on the Northumberland coastline with distant sea views across the bay to Blyth, Whitley Bay and beyond to Tynemouth.

The Northumberland Way coastal path runs through the town via the path adjacent to the golf course and out through the town onto the Victorian promenade and beyond. It is an ideal location for exploring the North East and all it has to offer.

Within Newbiggin, there are a selection of shops such as a small supermarket, bakers, fruit shop, butchers, florist, pharmacy, barbers & hairdressers, Post Office, ladies clothing, charity shop, craft/sewing shop, card shop, etc. There are a selection of cafés, an Italian and an Indian restaurant, various pubs some serving food, a selection of takeaways including fantastic fish & chips.

Further afield, there’s a plethora of supermarkets and out of town retail areas all within easy reach. There are regular bus services to Morpeth and Newcastle, with a bus stop just outside of the park entrance. A new bus timetable is now in place from Morpeth to Newcastle Airport which opens up access to this region more widely for those wishing to fly in and out. The area is served by good roads and, later this year, a train service will run from nearby Ashington to Newcastle opening up the old line (exact date tbc).

There are numerous places to visit in Northumberland and some wonderful uncrowded beaches to explore. The list and possibilities are endless as Northumberland has such a diverse and rich coastal and inland cultural heritage, including such places as Woodhorn Mining Museum, various castles and gardens, coastal towns and villages, National Trust properties, boat trips, wildlife trips, farm shops and restaurants, Roman settlements, theatres, museums, etc. We provide a lot of information in the caravan for guests to peruse.
