This is our 40ft x 20ft Beechwood Lodge with full double glazing & central heating, it is situated at the top end of Waterside Holiday Park and benefitting from spectacular views of Torbay.

This stylish modern lodge 40ft x 20ft is perfect for those seeking the Wow factor, we have tried to put together the best home from home holiday experience you deserve along with stunning sea views of Torbay.
The open plan lounge/dining/kitchen has plenty of room with free standing furniture, two 2 seater leather, electric, reclining sofas, a 55” smart TV, a Blu-ray player, a collection of DVDs, Wi-Fi, coffee table, radio, dining table and 4 chairs and sliding patio doors that lead to a decking area with superb panoramic coastal views.
With full double glazing and central heating throughout and the added bonus of an electric fire (for the colder months) this is a lodge that can be enjoyed all year round.
The kitchen is fully equipped with a large fridge freezer, dishwasher, gas hob, double oven, microwave, toaster, kettle, Nespresso coffee maker, crockery, utensils and plenty of storage space. Towels and tea towels are not supplied.
We also have a utility room with a washing machine, clothes airer, storage cupboards containing a broom, mop, hoover, iron and ironing board etc.
Our lodge has two large bedrooms. The master bedroom has a king size bed, two large wardrobes, dressing table, wall mounted smart TV, an en suite with a large walk in shower, toilet, basin, heated towel rail and bath mats. The second bedroom has two full size single beds and a wardrobe.
Rather than sofa beds, which are not as comfortable as the reclining sofas, we have two single fold-out beds.

Please Note - Quilts and pillows are provided, but linen is not provided, so please remember to bring your own bed linen (sheets, quilt covers and pillow cases) also towels and tea towels.
There is also a family bathroom with a full size bath and shower above, toilet, basin, heated towel rail and bath mats.
We have a wraparound wood effect, non-slip, composite decking area with a glass fronted balustrade, a secure gated, paved patio area to the side which is an ideal play area for children or relaxing/sunbathing, there is a table, parasol and 4 reclining chairs with cushions. The lodge benefits from the sun all day long, but there are shaded areas if needed.
If you are an early riser, then during the summer months taking a cup of coffee or tea and sitting on the decking you can watch the sunrise over Torbay. It is truly stunning and a moment to savour and never forget.
The lodge has its own parking spot and marked 147, no steps to climb so provides easy access.
Electricity and gas are mains supplied so no further costs to you.
No smoking in the lodge please.
Self-service check-in time from 2;30pm, check - out by 10;30 am.
Thoroughly cleaned by the housekeeper with anti-bacterial cleaning products, liquid soap, cleaning spray, disinfectant and washing up liquid are all supplied.
The lodge is available for 3 day, 4 day or combination of dates to make 7, 10, or 14 day hire.
Booking Notes
Terms & Conditions
1. Bookings will accommodate a maximum of six people comprising of families and couples.
2. A £50 deposit is required to secures your booking, The remaining balance including the security bond is due 6 weeks before
your holiday start date, a reminder email will be sent a week before this time.
3. If a booking is made with-in 6 weeks before the required dates, full payment will be required at the time of booking.
4. If the booking is cancelled by you before the 6 week payment date the £50 deposit will be refunded in full.
• If the booking is cancelled by you within 4-6 weeks of your holiday start date 50% of the total rental charges will be retained.
• If the booking is cancelled by you within 2-4 weeks of your holiday start date 75% of the total rental charges will be retained.
• If the booking is cancelled by you within 2 weeks of your holiday start date 100% of the total rental charges will be retained.
5. In the event of any cancellation, you must confirm in writing (this can be via email)
6. If the booking is cancelled by the owner for whatever reason (ie Covid regulations) all monies paid to the owner will be refunded
in full.
7. A Security Bond of £75.00 will be added to the total cost of you stay, this bond will be refunded in full within 7days of
booking out, on the proviso that no damage/breakages have been incurred or items stolen from the property. photographic
evidence of any damage will be taken as evidence to show why. if damage in excess of £100 is caused we will seek to recover
this in full from the lead booker. Minimal breakages open to negotiation as accidents happen.
You must inform the owners within 12 hours of arrival of any defect, inventory shortages and /or breakages. Failure to do so
may result in you being charged.
8. Entertainment passes are required for guests to use the new indoor pool passes can be purchased from reception.
9. We accept payment by bank transfer and or credit/debit card.
10. No monies are refundable if you are asked to vacate the lodge by the holiday park, owners, or their staff.
11. No refunds will be made if you vacate the caravan for any reason including emergency or illness.
12. In case of a maintainable problem, the hirer should contact the owner. No repairs should be attempted.
13. No pets are allowed. However, this may be lifted at owners’ discretion and additional cost.
14. The lodge owner, the holiday park and their staff do not accept liability for any loss or damage to the hirer’s property, any
accidents, injuries, illness or diseases arising from the hire of the lodge or use of the holiday park including any acts of god or
extreme weather conditions.
15. These terms and conditions do not affect your statutory rights under English law.
Location
The facilities are a couple of minutes’ walk down hill to the brand new, fantastic indoor pool, bar and entertainment area (still under construction until May 23). Passes are required to use the facilities and are available from reception for a small charge per person.
There is the bus stop at the entrance to the park, the no. 12 bus to Brixham, Paignton and Torquay are running in both directions every 10 minutes. Parking can be a problem during peak times so the bus is ideal and stress free and it is a very reliable bus service.
The Dartmouth Steam Railway linking Paignton to Dartmouth along the coast of Torbay, through the stunning Devon countryside, passes by Waterside Park with uninterrupted views from the lodge. There are also lovely coastal walks by the train tracks leading to Saltern Cove, Goodrington Beach, Broadsands Beach, Elbury Cove, Blue Flag beaches and so much more to see and do.
You can set off on a drive to one or more of the many exciting attractions nearby such as Cockington Village, Dartmouth "on the steam train" Paignton beach and Paignton Zoo, Brixham Harbour, Torquay Harbour, Totnes and within 1-2 hours’ drive away Portsmouth, Salcombe, Croyde Bay, Lynton and Lynmouth, Exmoor Valley and even Port Issac (Doc Martin territory).
Waterside Holiday Park is central to everything.
